BUYER'S HOME INSPECTION
Often, buying a home is a difficult experience. Trying to find that perfect home after so much time is spent looking at one home after another. You finally find that perfect home and as enthused as you now are, you miss those small defects, and sometimes even the larger ones that can be very costly ones. Our home inspectors will provide you with a detailed report on the condition of your home for you to make an informed decision.
We will inspect and report on both the exterior and interior components of the home.
Exterior Components:
Roof System, Chimneys, Flashing, Siding, Valleys, Trim, Windows and Doors, Grading and Landscaping, Downspouts and Gutters, Walkways and Driveways, Garage, Decks, Patios and Porches, Air Conditioner Compressor.
Interior Components:
Heating, Cooling and Water Heating Systems, Electrical System, Plumbing System, Walls, Ceilings and Floors, Windows, Attic Space, Insulation & Ventilation, Basement, Structure, Foundation.
- Standard Home Inspection - Buyers
- Our inspectors will conduct a full analysis of your home including a limited thermal imaging scan. We will then prepare a computerized inspection report including digital and IR images taken during the inspection, and include a home maintenance and repair cost schedule, and an informative book called “Now That You’ve Had A Home Inspection”. The book will guide and educate you on all the home systems and components and how to effectively maintain them. It also provides you with an annual schedule plan with normal maintenance that should be performed to maintain your home.
- Walk Through Home Inspection - Buyers
- Our walk through home inspection is great for people buying a home but don’t require a written report. Maybe the house looks great but you would just like a second opinion, or maybe bidding wars are forcing you to inspect three, four, or even more homes, before you find the home that you can purchase. This method can save you considerable inspection costs as there may be no need for full inspection reports during an inspection when you may not even win the bid on the home. The process is the same as our standard home inspection but without the report at the end of the inspection. A summary page of defects will be provided at the end of the inspection.
SELLERS HOME INSPECTION
A home, condominium or townhome owner will normally request this type of inspection to identify the condition of the home prior to listing. You will be able to offer prospective home buyers full disclosure about the condition of the home, and this will also allow you to have any necessary repairs made prior to listing the home on the market. By making any necessary repairs before the home is listed, it will reduce the chances of a home buyer cancelling or delaying their offer, or negotiating on the price of the home as a result of their home inspectors findings.

INFRARED HOME INSPECTION
Our Infrared Home Inspection will provide you with a more comprehensive inspection than a traditional home inspection. The home inspection process is enhanced to uncover many hidden issues that can only be revealed with our infrared thermal imaging home inspection. Out infrared home inspection can reveal unseen water issues, hidden problems under finished surfaces, insulation that is missing or has failed, areas that have energy loss, etc., giving you the opportunity to fix the problems before they become major problems.

TARION / NEW HOME INSPECTIONS
The Tarion Construction Performance Guide lists over 200 common builder deficiencies. Many home buyers aren’t aware of what they may have the builder correct, or even that Tarion will enforce the builders to correct issues found on the homebuyers behalf. We do understand this process.
Pre-Delivery Inspection
Do you know what to look for during your Pre-Delivery Inspection? Would you like an expert who works on your behalf? Maybe you can’t attend at the Pre-Delivery Inspection. Whatever the case we would be happy to assist new home buyers complete their Pre-Delivery Inspection. Our experience home inspector will assist you in this phase of purchasing a new home.
30 Day and Year End Inspection
Builder are required to conduct for the buyer a pre-delivery inspection, remembering that when the builder conducts the PDI that any issues the builder finds, he will have to correct at his (builders) own expense. All builders are not alike in terms of living up to their responsibilities. Keep in mind that if you haven’t filed your own 30 Day or Year End Inspection Report, Tarion will not be able to help you. Our experienced inspectors will assist you throughout this process.

- Tarion Pre-Delivery Inspection
- Our Pre-Delivery Inspection will confirm that the builders has carried-out and acknowledged all the defects or items that are have not been completed. Our inspectors will assess the builders Pre-Delivery Inspection Report verify its accuracy and completeness. As additional report will not be provided with this inspection.
- Tarion 30 Day or Year End Inspection
- Our Tarion New Home Inspection includes a full analysis of your home including a limited thermal imaging scan. We will then prepare a computerized inspection report including digital and IR images taken during the inspection, and include a home maintenance repair cost schedule, and an informative book called “Now That You’ve Had A Home Inspection”. The book will guide and educate you on all the home systems and components and how to effectively maintain them. It also provides you with an annual schedule plan with normal maintenance that should be performed to maintain your home.
MOLD INSPECTION SERVICES
If you have musty odours, humidity issues, damp basement, water damage or even visible mold in your home, then you likely may have mold issues in your home. Most often, mold is not visible in the home but our Certified Mold Inspectors and Assessors can help determine if there are mold issues present. We are experienced and have the necessary equipment to diagnose the symptoms of your home.
- Limited Mold Sampling
- The purpose of limited mold sampling is to detect the presence of microbial contamination in client-defined areas of the subject property. This level of service consists of taking appropriate samples in specified locations. This service provides a fast economical method to determine if and what types of mold are in a defined affected area. The limitations of this service are that other sources of mold in the home may go undetected.
- Mold Screening and Sampling
- Mold screening and sampling utilizes a visual assessment of the entire house, identification of any “red flags” for mold, and limited sampling for mold. If “red flags” are found in multiple areas, the client will be advised and offered the chance to have additional sampling performed in any/all identified areas. The purpose of this level of service is to detect the presence of a microbial problem in all readily accessible areas of the subject property following prescribed protocols, and collect appropriate data elements to enable remediation specifications to be produced. The value of this service is that it identifies all mold sources discovered in the entire house.
- Mold Survey/Inspection and Sampling
- Mold inspection and sampling utilizes a visual assessment of the entire house, identification of any “red flags” for mold, and limited sampling for mold. If “red flags” are found in multiple areas, the client will be advised and offered the chance to have additional sampling performed in any/all identified areas. The purpose of this level of service is to detect the presence of a microbial problem in all readily accessible areas of the subject property following prescribed protocols, and collect appropriate data elements to enable remediation specifications to be produced. During the course of the survey digital photographs are utilized and a diagram of the home is constructed. The value of this service is that it identifies, determines cause and provides corrective measures for all mold sources discovered in the entire house.
- Post Remediation Verification (PRV)
- PRV Testing is designed to determine the effectiveness of remediation efforts and to document the absence of microbial problems before renovations begin. The nature and extent of sampling is directed by our IAQ Specialist as part of the remediation plan prescribed for the property. PRV testing is conducted within remediated area after remediation efforts have been completed.
RADON TESTING SERVICES
Radon is a naturally occurring, odourless and colourless radioactive gas and is created when uranium decays. Radon occurs in soil and rock virtually everywhere on our planet. As a gas, radon can pass through fractures in the rock of the earth's shell, through air space in soil, and then enters a structure by leaching through fractures in foundation walls and in floors. Radon is also found in well water. Cottages or homes that use well water for their water supply should know that Radon can travel through running taps and shower heads and release itself into the air. Since Radon is colourless and odourless, testing for Radon is the only way to know the level of it or if it exists in your home or workplace. Our testing service for Radon includes setting up test canisters, picking up the canisters and delivering them to an accredited lab for testing.
Radon released into the outdoor air gets diluted to low levels and isn’t a concern but in enclosed spaces, such as basements, it can often accumulate to higher levels, that can be a health risk to you and your family.
- Short Term Radon Test
- This test includes delivery and arrangement of 2 Radon collection (PCM’s /Phase Contrast Microscopy) canisters. The PCM’s are set-up in your home for a period of 48 hours, and then we will pick-up the PCM’s and transport them to an accredited Radon testing laboratory. The laboratory results with recommendations are then provided within 5 business days.
- Long Term Radon Test
- This test includes delivery and arrangement of 2 Radon collection (PCM’s /Phase Contrast Microscopy) canisters. The PCM’s are set-up in your home for a period of 30 to 90 days, and then we will pick-up the PCM’s and transport them to an accredited Radon testing laboratory. The laboratory results with recommendations are then provided within 5 business days.
