How long does it take to complete a home inspection?
The duration of a home inspection will vary depending on the size and condition of the home in question. Another factor that will prolong the time needed is the access path to all of systems and components in the home. On average, a basic home inspection will take 2 to 4 hours.
The job of a property inspector is to identify existing and major problems that would affect a typical buyer's decision to purchase a home.

What is the cost of an inspection?
A base fee for a property inspection is $425.00. The cost of an inspection will vary depending on a few factors but keep in mind that if you compare prices, unless the level of service is identical, the fee is not comparable. At Calibre Building and Home inspections, you can even count on us months after the purchase of you new home.
Our fee includes.
- Complete residential home inspection conducted by our experienced and certified home inspector.
- Complimentary limited Infrared/Thermal Imaging scan in your home.
- Once the inspection is complete, we will email you in PDF format an exclusive residential computer generated home inspection report, including digital images of defects noted.
- You will receive by mail a bound hard copy of the inspection report plus;
- a home maintenance repair cost schedule (for you to compare quotes on repairs or upgrades in the future),
- a complimentary reference book called “NOW THAT YOU HAVE HAD A HOME INSPECTION”. This book will guide and educate you on all the home systems and components and how to effectively maintain them. It also provides you with an annual schedule plan with normal maintenance that should be performed to maintain your home.
- Technical support and answers to all your questions for as long as you own your property.
Will I be able to ask the inspector questions?
Of course, we welcome all questions! If you have any questions that cross you mind before the inspection write them down and bring them with you. Ask any questions you want as we go through the systems.
Can I attend the inspection?
Yes, you should definitely attend the inspection, as this would be a valuable learning experience and a great opportunity to ask questions on the different systems of the home.
Can I take notes?
You can take notes during the inspection but you don’t have to as we will detail everything in our report to you.
To attend the residential home inspection, what can I wear?
Dress comfortable, as we will spend roughly 2 to 4 hours together inspecting the different systems. Although as a precaution, we will not ask you to climb on the roof or follow me us the attic; therefore, you will not get dirty.
Can I bring a family member or a friend?
A residential home inspection is a technical evaluation, and you should really focus on the inspector’s comments - the less distraction, the better.
When do I get the report?
The inspection report outlines the condition of your potential new home and details all major systems of the residence. We will email the inspection report to you, within 24 hours after the inspection .
Will you tell me not to buy the house, if it’s in a really bad shape?
No. An inspector’s job is to report on the overall condition of a home and indicate potential repairs and expenses. You and only you can make the decision of buying the home or not.
Do you offer a warranty on your inspection?
A residential home inspection is like getting advice from the doctor. Like a doctor that increases the odds of good health, a professional certified home inspector increases the odds of a good investment, but there is no guarantee or warranty.
There might be some problems that you will only discover living in the home that cannot be discovered otherwise. As an example, a shower might leak when in use but does not leak by simply turning on the tap. Another problem may only be discovered when a carpet is lifted or wall finishes are removed. Therefore we cannot offer a warranty on a residence.
If you want, we can recommend a proper home warranty program from companies that offer the service.

How many days notice are required?
Generally we prefer a couple of days notice but we have conducted inspections many times on the same day as crisis situations occur. We try our best to be available at all times however this isn’t always possible.
